Abstract

One of the most substantial reasons that may result in poor performance in Architecture, Engineering, and Construction (AEC) is to generate a visualization of construction procedures/processes and poor information exchange between different work teams. Lean construction seeks to decrease and eliminate waste in the construction processes, while BIM improves collaboration between project team members.
Using a case study of a large project at Dammam University in Saudi Arabia, this study introduces an innovative approach of the information flow process model for being used in BIM-lean projects. It also promotes BIM as a new lean management tool in the construction process through understanding the interactions between the design and implementation processes.
BIM proved that it can spot errors, omissions, and clashes before construction, which helped decrease waste and make the construction processes more linear. It also helped to minimize the design time for the university project to nearly 50% and supports prefabrication and installation activities to save up to one and a half months during execution by removing the waiting time wastes through construction processes. Alternatively, the BIM model can help reduce the number of change orders and RFI’s; About 11% of increasing the total contract price and 18% of increasing the total contract time could be avoided by using BIM as a lean construction process tool.
